It depends on how many registered sales exist for homes like yours — the tool shows High, Medium or Low confidence with every estimate. Buildings with 8+ recent sales of your unit type give the tightest ranges.
What data is the estimate based on?+
Officially registered Dubai Land Department transactions from 2026 — the actual prices paid for units in your building and area, combined with real price-per-sqft rates.
Can I use this to set my selling price?+
It is a strong starting point for pricing discussions, but it is not a formal valuation. Floor, view, upgrades and timing can move the real number in either direction.
Why does my villa community show fewer options?+
Bedroom-level statistics are computed for apartments. For villa communities, the area-level medians on the area price pages give the best picture.
