Every number comes from transactions officially registered with the Dubai Land Department and published through its open-data service. These are real closing prices, not asking prices.
Why is this different from Bayut or Property Finder prices?+
Listing portals show asking prices — what sellers hope to get. We show registered sold prices — what buyers actually paid. The difference is often 5–15%, which is exactly your negotiation room.
My building is not in the list — why?+
We track buildings with at least 3 registered sales in 2026. Buildings with fewer recent sales do not have enough data for a reliable comparison — check the area price guide instead.
How exact is the map pin?+
The pin marks the building’s community as registered with the DLD — precise enough to see the neighbourhood and its market, though not the exact plot.
Is this a valuation?+
No. It is a data comparison to help you negotiate. Floor, view, condition and layout all affect the final price of a specific unit.
