What are the RERA rent increase rules?+
Decree 43 of 2013 caps increases in slabs: 0% if your rent is within 10% of the market average, then 5%, 10%, 15% and a maximum of 20% if your rent is more than 40% below market. Your landlord must also give 90 days’ written notice.
Where do the market rents come from?+
From rent contracts registered through Ejari and published by the Dubai Land Department as open data — hundreds of thousands of real contracts, not estimates.
My landlord wants more than the legal maximum — what can I do?+
Point them to the RERA calculator on Dubai REST, which is legally binding. If they insist, you can file a case with the Rental Dispute Settlement Centre. Increases above the legal cap are not enforceable.
